The HBA's annual Spike Night will be held on Tuesday, Jan. 31, and feature NAHB's Senior Economist Elliot Eisenberg speaking to the local group about how the government's regulations are affecting the housing industry and other economic issues.
"Governments Behaving Badly: The Case of Overregulation" will be the subject that Eisenberg address to the local HBA. In addition to being funny and very entertaining, Eisenberg's talk teaches audience members why, from an economic perspective, government intervention in the housing market is generally bad. Moreover, it does not matter what form the government intervention takes. It may be requiring fire sprinklers, inclusionary zoning, stair geometry, façade requirements, minimum lot sizes, set back requirements, increases in permit fees, anti-monotony regulations, delays in obtaining permits etc… Using simple economics audience members will learn how all regulation raises the price of housing, decreases its supply, raise the price of existing housing and cause more sprawl and more green house gas emissions. These results happen because of the Law of Unintended Consequences and the fact that lawmakers tend to universally ignore it when passing legislation. While some of the findings are, to many non economists, a bit surprising, no one will look at regulation the same way after hearing this talk.
